Assist in the pre -construction phase of a project by participating in due diligence and constructability of the project.
Primary responsibilities commence with the construction phase by managing the Project Team to produce a quality project, on time and within an established budget while developing and maintaining positive internal and external client relationships.
Education/Experience and Technical Requirements:
• B.S. in Engineering, Construction Management or Building
Science from an accredited construction education program at a
four year college or university
• Minimum of eight years of construction experience with a
Developer or Developer GC
• Strong commercial construction background such as multifamily,
educational, hotels, offices, institutional, etc.
(High Density Multi Family Experience a Plus)
• Predominant experience in project management with General
Contractor and/or Developer
• Experience in Pre-Development / Pre-Construction
• Cost Analysis/Budgeting
• Working with Governing Authorities
• Value Engineering
• Constructability Review
• Experience in managing projects commencing with the Design
Development phase and concluding with Closeout
Experience in project controls including:
• Cost Analysis
• Purchasing and Contract Negotiations
• Procurement/Submittals
• Schedule Adherence
• Change Order Analysis
• Experience and background in developing and analyzing a CPM
schedule utilizing Primavera
• (P3 or SureTrak)
• Proficient software experience in Microsoft Word, Excel and
Outlook and Primavera
• Extensive experience working closely with the Project Team
consisting of Owners, Architects,
• Engineers, Consultants, Governing Authorities and Contractors
• Strong communication skills; both verbal and written
• Project Management Software familiarity desirable
Essential Duties and Responsibilities:
• Perform various duties during Pre-Development Phase, including:
• Coordinating and obtaining necessary permits required for
commencement of construction
• Reviewing design documents for conflicts and completeness
• Facilitate the coordination of utility companies
• Perform constructability reviews of the design documents
• Monitor the Project Team’s performance in meeting milestones in
accordance with the Development Schedule
• Participate in developing/negotiating Contract Agreements
• Facilitate the development of construction documents
Perform various administrative duties during Project Start-up,
including:
• Conduct Project Start-up/Kick-off Meeting
• Establish project controls with contractor(s)
• Develop comprehensive knowledge of contract documents
• Develop knowledge of specific state lien laws
• Facilitate and assist the contractor in obtaining all necessary
building permits
• Coordination of the completion of contract documents for
construction use
• Review contract documents for conflicts and completeness
• Coordinate Client requirements to ensure incorporation into the
final design
• Manage the Project Team in meeting milestones in accordance
with the Development Schedule
• Facilitate the development of the Project Construction Schedule
with the Contractor, and have a complete understanding of the
same
• Manage and administer the construction phase of the project to
include the following and within the guidelines of the Design &
Construction Standard Operation Procedures Manual:
• Perform project control responsibilities including:
• Review, analyze and approve/deny Bid Analysis
• Review, analyze and approve/deny Change Order Requests
• Originate Change Orders to Contractor
• Monitor Submittal review and process
• Monitor Materials/Testing Services
• Monitor Request for Information (RFI) review and process
• Monitor Project Construction Schedule Adherence
• Maintain and/or monitor project control logs including:
• Project Directory
• Shared Saving Log
• Allowance Log
• Change Order Request/Change Order Log
• Contract/Purchase Order Log
• RFI Log
• Drawing Log
Conduct weekly project site meetings with Contractor(s) to review
the following at a minimum:
• Safety
• Schedule Update
• Drawing & Permit Status
• Utility Coordination
• Quality Control
• RFI Status
• Submittal/Procurement Status
• Conduct Owner/Architect/Contractor (OAC) Meetings
• Originate contracts and purchase orders for limited scopes of work
• Originate Monthly Project Status Reports
• Review and approve monthly applications for payment
• Review and approve invoices
• Monitor Contractors’ compliance with OSHA regulations
• Responsible for overall project quality control and performing
weekly inspections
• Review submittal packages for completeness and compliance with
the contract documents
• Participate in Pre-Installation Meetings
• Develop and maintain professional working relationships with
Clients, Design Team Members,
• Governing Authorities and Contractors
• Manage Project Team to ensure team is performing in accordance
with the Development and
• Contract Agreements
• Develop positive relationships with adjacent property owners and
be cognizant of their concerns
• Proactively and constructively challenge the design of the project to
produce an end product that is in the best interest of the company
and/or the end user
• Prepare, schedule and facilitate monthly cost forecasting and \
project status reports to be
• reviewed with Executive Management
• Coordinate FF&E installation
• Manage project close-out activities, including:
• Originate punch lists and re-inspection of the same for acceptance
• Originate Unit inspections and re-inspection of the same for
acceptance
• Coordinate Property Management’s or Owner’s acceptance of
Units and Facility as a whole
• Facilitate the Contractor and Governing Authorities with
inspections/approvals to ensure a
• Certificate of Occupancy
• Financial close-out of project
• Monitor and/or coordinate the assembly of close-out documents
• Willing to travel during the week and work out of town a minimum of
one to three days a week.
• During the final phase of the project while conducting Unit and
Facility acceptance inspections, the time period of working out of
town may be four to five days a week.
